Top-performing suburbs of Melbourne’s south

Carrum has been ranked the top-performing house market of Melbourne’s south, with buyers priced out of more blue-chip suburbs closer to the city keen to secure a beachside lifestyle for less.

The suburb’s median house price jumped 24.4 per cent in the past 12 months to $930,000, according to realestate.com.au data.

It’s significantly more affordable than some of the south’s affluent waterfront hubs, including Brighton ($3.19m median) and Beaumaris ($1.86m).

On the top end of the market, a typical house in popular beachside suburb Black Rock also shot up 24.3 per cent to $2.2m.

Beaconsfield, Ormond and Carnegie all recorded strong growth of more than 20 per cent, followed by outer suburbs like Lang Lang and Koo Wee Rup, which were more than 60km from the CBD.

Buxton Chelsea’s Shane O’Sughrue said Carrum, Mentone and Mordialloc had attracted buyers from across Melbourne who were “moving for the bayside lifestyle”.

“(The demand for Carrum) is basically about affordability – there’s a lot of people trying to get in for under $1m,” Mr O’Sughrue said.
